Your property in Cannes, seen from abroad

Cannes hosts a long-established international community, with schools, services and shops used to foreign clients. Many non-resident owners hold a second home there, used seasonally. A dedicated concierge can handle opening and closing the property, overseeing service providers and liaising with your adviser on the spot.

The art of living in Cannes

Life in Cannes revolves around the sea, its managed beaches, the harbour and a dense dining scene. The seasons set the calendar: heavy footfall in summer and during major events, a quieter feel off-season. Provencal markets, the rue d'Antibes shops and the easily reached hinterland round out the lifestyle.

  • Private events & receptions

A private dinner, a birthday, a reception at home: caterer, florist, household staff, your concierge orchestrates every detail.

  • Bespoke experiences & requests

A getaway, a chauffeur, private shopping, a rare gift or an unexpected request: if it's possible, we make it happen. Tell us what you want, we take care of it.

  • Another need

A request that fits no box? Tell us: we find the right person and coordinate. Whatever the need, we handle it.

Getting there and around

Cannes benefits from the nearby Nice-Côte d'Azur airport (about 25 minutes by road, with direct flights to New York seasonally, London, Dubai and the whole of Europe) and a heliport for fast links to Monaco or Saint-Tropez. Cannes SNCF station welcomes the TGV: Paris is about 5 h away, with direct links to Geneva, Milan and Brussels. The coastal regional line reaches Nice in 35 minutes and Antibes in 15.

The rhythm of the year

The Cannes market sees two sharply defined peaks tied to the event calendar: spring (March-May, around the Festival) and the September return. The summer high season (July-August) slows viewings but keeps pressure on fine homes. For a remote buyer, the ideal window falls in May-June and September-October: mild climate, slightly less tight demand, and more flexible viewing logistics. Avoid the peak of the Festival and the big conventions, when accommodation and local partners are saturated.

French Realty acts as a business introducer: it informs, guides and coordinates. Regulated property transactions are carried out by partners under their own responsibility.
