Getting there and around

Nice is exceptionally well connected: its airport, France's third busiest, sits ten minutes from the centre and flies direct to more than 100 destinations, including New York (seasonal), London, Dubai, the main European hubs and many Gulf airports. The city has two TGV stations, Nice-Ville near the Promenade des Anglais and Nice-Saint-Augustin; Paris is about 5 h 30 away, with direct links to Geneva, Milan and Brussels. Monaco and Cannes are under 45 minutes away by regional train or coastal road.

The rhythm of the year

The Nice market is active year round, with two peaks: spring (March to June), when fine homes change hands quickly, and the September-October return after the summer high season. Summer slows viewings without halting transactions. For a remote buyer, the ideal is to target the mid-season (April-May or September-October): the climate is mild, demand a touch less tight and direct flights more plentiful. The December-January lull can open room to negotiate on homes that have sat for several months.
