The calculation, spelled out
- The entry cost of a home exceeds its price: transfer duties, notary fees, property security contribution and disbursements.
- Works come on top: they are the nerve of the negotiation, and the reason a coordination plan exists.
- Year on year, the home carries its property tax and charges; on resale, the gain is taxed according to the holding period.

What the tool computes
- Two entry points: start from your total budget (the tool derives the affordable property) or from the property price (the tool adds all fees).
- At acquisition: notary fees (existing/new), works, currency exchange, down payment and loan.
- Financing: the loan instalment is a constant annuity (loan, rate, term); part of it repays the capital, so you build equity, not a sunk cost.
- While owning, each year: property tax, charges, IFI (due above 1.3 M€ of net property wealth, loan deductible), instalments.
- At resale: gross capital gain, tax (19% income tax + social levies), net proceeds.
- Levers: existing/new, cash/loan, non-resident regime (EEA/Switzerland 7.5% vs outside-EEA 17.2%), currency exchange.
