The calculation, spelled out
- The gross yield is the annual rent divided by the total acquisition cost (price, fees, works).
- The net yield deducts what is not collected: vacancy, non-recoverable charges, property tax.
- It remains before loan repayments and tax: the actual cash flow depends on financing and on the landlord's tax regime.
