The essentials
A non-resident can sell French property without travelling: the mandate is granted by power of attorney and the authentic deed is signed before a notary, in person or by special mandate. Two obligations shape the sale: appointing an accredited tax representative for the capital gains tax (mandatory for residents outside the EEA owning property in France) and the notary's withholding of the tax at the transfer. A non-resident's private capital gain is computed on the difference between sale and purchase price, with relief from the sixth year of ownership and exemption after twenty-two years.
